Tenant Fees

Knight Young & Co always endeavours to provide transparent services for all our tenants. We listen and always take on board tenant feedback to make your experience as a tenant easy and hassle free. We endeavour to try and meet all our tenants’ requirements when housing however the ultimate decision can at times be decided by the landlord. We do not take any responsibility should the prospective tenant(s) referencing fail or should the owner(s) withdraw the property from the market or retract their initial agreement to LET the property. Below you will find a guide of our fees which are correct at time of publication. The list is not exhaustive and further charges may be applicable subject to circumstance.


Applicants referencing per person

  • £149 inc VAT for first applicant
  • £99 inc VAT for additional applicant(s)
  • £149 inc VAT for guarantor(s) if applicable


Referencing each person, identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability as well as contract negotiation (amending and agreeing terms) and arranging the Tenancy agreement.

The above fees are NON-REFUNDABLE if you decide to not proceed with the tenancy for any reason, if the references fail for any reason and/or the references are not completed for any reason.


Initial Tenancy Agreement administration fee

Renewal Tenancy fee

£99 inc VAT

Includes: Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

Addendum fee

£99 inc VAT reference fee per person

£99 inc VAT for a new Tenancy Agreement

£99 inc VAT for specific Tenancy Agreement change (if agreed with all parties)

Includes: Tenants being re-referenced if personal circumstances change mid-term tenancy/change of tenant and preparation of a new Tenancy Agreement.

Breach of Tenancy Letters

£30.00 inc VAT

Includes: Letters to advice of breach of tenancy

Rent payment recalled

£30.00 inc VAT

Includes: Letter to advice of issue and request to re-pay


Check out fee

£ Quoted per property depending on the size of the property

Includes: Attendance to the property with inventory to assess final condition of property, reports sent to both Landlord and Tenant.
